Thermal imaging is a non-invasive view that utilizes infrared technology to detect heat emissions. This process allows our Certified Thermographer to see within structures invisible to the human eye. Images are captured using a specialized camera, different from traditional pictures. While a conventional photo captures visible light reflected from objects, a thermal image represents varying levels of temperature emitted by the objects.
Why do we include thermal imaging with a home inspection?
Simple. We care about our client’s bottom dollar. We want to help improve the overall efficiency of the home and detect potential issues.
Thermal cameras can detect:
- Circuit overheating in electrical and mechanical systems.
- Structural heat and energy loss
- Inefficiencies like poor or faulty insulation
- Water leaks
- Air leaks in HVAC systems
- Pest or rodent detection within concealed areas like walls and floors.
- Identification of structural defects
Preventative Maintenance
Thermal imaging is not only helpful in identifying existing problems. It’s also beneficial for preventative maintenance.
Regularly inspecting a property with thermal imaging, homeowners can proactively address issues before they escalate into major, costly repairs. This can extend the life of a home’s components and reduce long-term maintenance expenses.
